Rockport’s understanding of the development process gained from working closely with it’s parent real estate development arm, has provided the construction team with valuable and effective insight into the other non-construction related needs of the developer.
Costing and Cost Control
Careful and detailed estimating at the initial stages ensures increased accuracy in the project proforma. Continued costing as the design evolves, and then regular cost monitoring as construction proceeds, avoids unexpected and unpleasant surprises. State- of-the-art accounting software ensures accurate, up to date, cost information.
Scheduling and Schedule Control
Timing of the project has major cost implications; therefore, Rockport prepares realistic project schedules at the early stages of the project and adjusts and reviews the schedule each time the design program changes. Savings, which can be achieved by advancing or delaying the planned start date, can influence other cost decisions. Certain building systems have significant advantages over others depending on the time of year that construction takes place. Rockport can advise on these issues.
Co-operation and Co-ordination
Working co-operatively with members of the design team, and with the trade contractors, allows each party to make maximum contribution to the project. Rockport personnel realize that all parties should lend their specific areas of expertise to the planning and accomplishment of the work. Workmanship is the lasting evidence of any project’s success; therefore, Rockport carefully selects the Trade Contractors to be used, and ensures that appropriate materials are installed. Diligent supervision ensures that the quality is maintained as the work is performed.
Safety
Safety on the jobsite is a zero tolerance issue with Rockport. Continuous monitoring of the jobsite safety conditions, and regular clean up, are priority issues with Rockport’s site Superintendents.
Follow-up
Completing the work, getting the deficiencies corrected, and pursuing all consultant and municipal sign-off’s, are critical at the end of a project. Rockport has a clear understanding of these important requirements, and realizes the need for continued strong leadership throughout the projects’ entirety. Completion dates are critical and timely clean up is mandatory.
